Inherited Property in Russia: Checks and Management from Abroad
You have inherited — or expect to inherit — a flat or other property in Russia. You are abroad. Someone in Moscow can look after the practical side.
The situation: a flat in Russia and an owner abroad
The flat exists, but nobody close to the new owner has seen it in years. The heirs are in another country and do not know its condition, who lives there or visits, whether the utilities are current, or what state the previous owner left it in.
Flying in to find out is expensive and slow. Doing nothing is risky: unattended property deteriorates, and problems left unseen grow. A third option exists — a trusted person in Moscow who checks and reports.
This page is about that practical layer: checking, documenting and — where agreed — looking after an inherited property on behalf of an owner abroad.
What a property check includes
A standard inspection of an inherited flat in Moscow covers:
- A visit to the address and a record of the visible condition: walls, ceilings, windows, plumbing signs, traces of leaks or damage.
- Meter readings: electricity, water, gas — recorded and photographed, so utility balances can be verified.
- An assessment of apparent occupancy: who appears to live there or use the property, based on what is visible and lawful to observe.
- Photographs and, where agreed, video of the property and the common areas.
- A conversation with the building management where possible: known issues, debts on utilities attached to the property, planned works.
- The entrance, floor and building condition, because they affect value and maintenance costs.
What the report looks like
You receive a written report in English or Spanish: the facts established, each with photographs; meter numbers and readings; what could not be verified and why; and a short list of recommended next steps.
The report separates what was seen directly, what the building management stated, and what remains unconfirmed — so you can make decisions on solid ground.
Ongoing management, not just a one-off check
For owners abroad, the useful part is often not a single inspection but a standing arrangement: periodic visits, receiving contractors on your behalf, monitoring agreed repair works, and reporting at agreed intervals.
Each engagement is defined in writing: what is included, how often, what it costs. You pay for defined work, not for an open-ended retainer.
If you decide to sell
I do not find buyers, set prices or replace a realtor. What I can do is the practical preparation: access to the property, viewings coordination with your chosen agent, liaison with your lawyer or notary, and following the transaction stages on the ground.
A current condition report with photographs also helps a sale: buyers and agents take a documented property more seriously.
What this service is not
Clear limits, stated upfront:
- I do not provide legal services or represent you before authorities; for those steps I coordinate a licensed Russian professional.
- I do not hold or transfer client funds, including utility payments; I check, document and report.
- I do not deal with occupants in any coercive way. Occupancy disputes are legal matters — I establish and report facts.
- I do not guarantee outcomes that depend on third parties; I guarantee careful work and honest reporting.

Frequently asked questions
Can I check inherited property in Russia without travelling?
Yes — that is the core of this service. A visit, a documented condition report with photographs and meter readings, delivered to you abroad.
Can someone inspect an apartment in Moscow on my behalf?
Yes, within an agreed scope: the property itself, the common areas, and a conversation with the building management where possible. Everything lawful and visible.
What if the flat is occupied?
The report will state what is apparent: signs of residence, condition, utility usage. Who has a legal right to occupy the property is a legal question — I establish the facts and coordinate a lawyer where needed.
Can you manage ongoing maintenance?
Within a written scope: periodic visits, contractor access, monitoring of agreed works and interval reports. Each arrangement is defined and priced in advance.
How do I order from another country?
Describe the situation through the enquiry form. We agree the scope, deliverables and fee in writing, and the work begins. Reports come to you in English or Spanish.
What do you need handled in Russia?
Describe the problem in your own words. I will tell you what can realistically be done locally, what it would require and what the next step is.
